Thinking of extending need an idea ££..

We live in a 3 bed detached, with garage attached at the side. We were wondering if it would be possible to extend over the garage to make a 4th bedroom and how much it might cost?
We are still only at the thought stages and have no idea at all of cost, would we be looking at £10,000? £50,000? more? less? Or can you not tell without looking... Hmm.
Any thoughts?!

there are various calculators that can goive you a rough idea , if your garage has a pitched roof and it's just a case of knocking through then it shouldn't be to much of a job , if the garage has a flat roof then obviously there will be a lot more to do

you can budget for 1k -1.5k per sq m.
as for building over the garage, the BCO will want to see evidence of proper/suitable foundations, so an inspection trench will have to be dug.
you may have to allow extra for the garage to be demolished before any building work can start.
so 20k job can easy become 40k.
