Do you issue your S21 at the start of the tenancy? If so, do you still have to give 2 months notice or do they have to go immediately? Also, if you have, can the tenants then leave without giving any notice if they want.FREEDOM IS NOT FREE0 -
as said above, have a meeting with the tenant. i do this to get a feel about them. it has never failed me yet.0

pru - they have to go at the end of the tenancy if you have issued the Section 21 correctly - yes they can leave at the end of the tenancy without having to go notice

Many thanks for all your replies.
I have thought long and hard about everything that has been said on here and I have just given the EA(after another chat) permission to let to this couple.
After permission was given, I have now been asked by EA to put in writing that mrxxx & msxxx can procede without a grade A reference,I suppose this gets the Ea off the hook in case it all goes wrong.
I assume the lack of a grade A reference is because of bankrupcy and the partner being part time shopworker?I am a LandLord,(under review) so there!:p0 -
just a little addendum to my own Section 21 business - NLA advised me today that https://www.landlordzone.co.uk application form is the one they like a lot(the one i have used for years), but, they recommend i use NLA Guarantor form, which is much more specific than landlordzone one. I think you have to be a member to get it, but, its worth every penny.0
