Still "thinking about" offer

I put an offer in on a property which was marked as "Offers over 170k" at the start of last week. The seller apparently wanted 175k, but I was only in a position to offer 172k (after my previous offer of 170 was rejected).

The day after I put my offer in I was called by the EA and told he was considering my offer but was abroad currently so difficult to contact. This was 1 week ago and I've since heard nothing (apart from one of the EAs colleagues calling to check I was still looking for properties - after emailing me a selection far out of my price range). I have however received a copy of my offer in writing through the post confirming it has been put through.

I am a FTB and not really sure on what I should do next. I am guessing they are either holding out for a higher offer or trying to get me to offer more.

Is it worth contacting the Estate Agent at this stage or just leaving it until either they contact me or I find somewhere else?

  • I would contact the EA and ask them what the delay is and if the buyer is holding out for another offer. They should be honest with you?

    I would still look though, I put an offer in on a house - full asking price due to the interest in it, had the letter confirming my offer had been put forward and then the same day a call from the EA to advise that the buyer had accepted another offer from a cash buyer so that the sale would go through before Christmas...

    Hopefully our house sale will go through by end feb (our buyers are dragging their feet) and we are living in family accomodation while we try to find something else to buy.

    Incidentally the house is still empty so obviously this other offer wasn't cash - I wonder if it was above asking price (or am I just being cynical???)

    I'd arrange a viewing with them on a different property. Let them know you're looking elsewhere but certainly mention the pther offer to the EA as you are viewing the next house. With any luck it will prompt them to put pressure on the vendor to accept your offer without making you look desperate.
