Ask if the roof is guaranteed, should clear things up, mine has a 10 year guarantee, it's coated with the reflective paint - not sure if that helps you.0

I followed your advices and simply asked the vendor which confirmed that the roof needed to be felted. he actually said it had not been done for 13 years to which I replied about time.
Because he is a builder but has no incentive in doing properly I'd be more tempted for him not to touch anything and have professionals do it: I think in the long run it'll cost less !

Get a number of quotes - re felting is not very expensive. But, also, get a quote for asphalting - just to compare prices. 10yrs life and that doesn't include tiny splits vs. 60yrs+ life.FREEDOM IS NOT FREE0
