Help please

Hi I know I posted this yesterday but we really do need help

We need a little advice about selling then renting. Myself and my Husband are in an Iva and have been for just less than a year, and unfourtunatly he was made redundant just before xmas, and has not had any luck in finding a new job, we feel the right thing to do is Sell our house and use the equity to give a full and final settlement Iva, which should get accepted. What we are unsure of is there any complications of then renting, that is giving up your own home to rent, We have never defulted on our Mortgage so not a problem there but obviously our credit history will bad because of the iva we could get a garantor. Also Will we be able to rent also whilst my other half is out of a job. we will have income from my job and tax credits, but while my husband looks for a job will we be eligable to help with renting costs or again would we be seen as making ourself homeless, even though we have no choice as we could end up being bankrupt and loose our house anyway. which is what we are trying to avoid? We have never had to deal with a situation like this before and could really appriciate some help. Cheers Blue

  • I'm no expert, but I think the clause about making yourself homeless only applies to Council property.

    I would have thought anyone could rent privately if they have the right references and/or guarantors and the deposit money.

    Someone will soon correct me if I'm wrong.

    I'm not an expert, but here's some thoughts:

    Some Letting Agents will make credit checks, ask before you sign up with any. Private landlords might not. Best thing is to be honest and see what they say. As long as you have the deposit and first month's rent, you will probably find somewhere. Lots of adverts in our local paper (Manchester) have properties where they say 'DSS welcome', though of course these might not be in the best areas... And people who become bankrupt can still rent houses.

    Your council will give you advice on claiming Housing Benefit, so contact your local council offices and see what they say. I suspect that as you are working you won't get a lot of help, but it's worth looking at.
