... really cheesed off waiting for new property to come to the market here in the South.
I am registered with all the Agents in the area I want to buy, they know my price and what I want.
Properties appear on RightMove as SSTC - I haven't even seen them before then!!!!
They are selling before they even appear!
EA says they still put them on as it shows that things are selling fast and it promotes their Agency.
There are still 'old' properties in the area .. which have sat there for years - but, and here is the rub, THEY are now selling!! Why? Simply that there is nothing coming onto the market to replace those sold.
In 2009 I was the only buyer around, the EA's contacted me daily - begging me to view. I liked it like that, of course.
The telephone sits there - as quiet as a stone. Nothing, absolutely nothing.
Now, the market has moved on and Asking Prices are being paid ..... I did think we were in for a big fall 2 years ago, so I waited. I was a cash buyer, I could bide my time.
What an idiot - now, if I want to buy, I have to pay at least 30% more for the same properties - when they do appear, if they appear!
Fed up .......
I may buy up North where they are at the bottom, catch them before they do what has happened here in the South - because, it will happen (maybe Spring 2012?).
If you are in the North, waiting, holding, renting, thinking further falls are due ... then get in now, as next Summer you will look back and kick yourselves.As I am doing now, for not seeing the upturn, and being ready for it!

As Jimmy31 said, there's a good reason that they don't ring you. They've looked at what you're willing to pay and what you want and there is either a gap or you are considered a 'difficult' buyer who is somewhat demanding and will be a high a maintenance customer.
They obviously have plenty of realistic buyers who are willing to negotiate and be reasonable. Your details are probably in the round file.0 -

Maybe the EA don't think you actually have the funds to buy. I once met a chap who wanted me to start making horse drawn Gypsy carts for people to hire for holidays.We met a few times,discussed the drawings and quotes for the work, found out a few weeks later he didn't have a "pot to p1ss in" it was all in his head..
Not sure I agree with you re new properties the link below is to some new builds that have "recently been" finished (over 2 months ago) and no sign of any Sold boards going up.

Theres also a building plot with PP for a 3-4 bedroom house which is a nice level site, village location which is up for £130k , its been on the market for at least 5 months and as your probably aware rural building plots in the SE are like Rocking Horse manure......0 -

Have you checked with the nurse, maybe they hiding the Ea's messages?
In the real world an agent would contact all genuine buyers and get the best price(bid) for the vendors.0
