    AS I read it the HYP is not a large part

    S&S ISA HYP is limited contibutions and there is £200k left for other investments

    You are correct, It will form about 8% of my budding portfolio.

    I have about 20k on the Aim market

    15K NS&I saving cert, and will make sure I have enough available if a new one is brought out in the next few months.

    I will probably put 85k into a 2 year bond, possibly 2 bonds to safe guard most of my cash and return some guaranteed interest with protection.

    All v sound advice.

    hyp IS A ltbh PLAY. cAPITAL IS IRRELEVANT AS it is about income. Its like buying an annuity to a degree. Dividends are hoped to increase each year and therefore it is a hedge against inflation whereas an annuity is not. Of course people see red on there stock ticker but my HYP will never materialise a loss as i have no intention of ever selling it and my children will benefit from its dividends.

    people say that BTL is perhaps "hard"? I certainly dont and would suggest looking at one. It depends on what you want though.

    for me over 25 years no one could suggest a better investment for a hedge against inflation, return and capital growth. You are not reliant on anyone else which is the largest bonus to me. If it goes belly up then youve only got yourself to blame (to a large extent).

    I may be a lot younger than you so your needs may be a lot different to mine but thats my tuppence worth....

    BTL is the best of all investments at the moment. That is what I would do. In fact BTL has performed better than share investments over the past 15 years. Property is cheap at present and because few can get mortgages the rental market is buoyant.

    £20k on the AIM market...phew. My AIM investments - doubled my money in 2 weeks and then lost 99% of the capital invested. Property would nicely balance things up.
    Take my advice at your peril.

    It wasnt online it was hard copy and I cannot reproduce it as it would break copyright. At the moment I am not sure where it is but I will find it at the w/e as I said and post the list of shares, also the date of the article, you may find your public library has the Investors Chronicle - most do somewhere in the system.
