Hi
Foolishly - as I'm not used to renting - I have given the agent 8 weeks notice that I will be leaving on the last day of my 6 month assured shorthold tenancy.
They immediately came round and whacked a massive board up in the garden and today they phone me to tell me to expect viewers tomorrow.
I'm furious. I've told them to wait til a month prior to me leaving at least so i can have quiet enjoyment of the property.
I've a horrible feeling than can do what they want but I'm really uncomfortable with this and feel a month beforehand is adequate. Is there anything I can do?
I'd really sppreciate help on this as it's totally stressing me out and my family are going through enough at the moment as it is

they still need to give you 24 hours notices in writing (text/email) and you still need to give them permission
not sure if this is right as it just what i remember being taught in a life lesson at school0 -

Even iif the agent gave you 48 hours notice in writing that they intend to enter the property you have the right to refuse admittance to anyone you like for any reason you like.
To make thing absolutely crystal-clear you should WRITE to the agent and tell them under what circumstances you are willing to allow access for viewings. Last month of tenancy, Tuesday evenings between 6 and 8pm, Saturday afternoons or whatever suits. Please be warned that many agents believe they have the right to enter your home whether you give permission or not and whether you are present or not but they are wrong, wrong, wrong.0 -

I don't mind viewings nearer the time but I'm fully paid up for the next 2 months!
I have emailed them saying I don't consent to viewings until a month before the end of my tenancy. They have said they will 'consult head office.'0 -
Agreed with all above.
Best thing and most amicable thing to do, is speak to the agent, and agree say a 30 minutes block of viewing times maybe once or twice a week, or whatver is best for you.
That way, you haven't got agent calling you up everyday asking for viewings to inconvience yourself and the agent gets to do their viewings.
Im sure the way the rental market is at the moment they won't need to do many viewings to get the property let.
Whatever way, they need your permission.0 -
If you do think they've let themselves in, or are likely to, feel free to change the barrel in your lock! Can always change it back again when you do leave/allow access. Lots of guides on here how to do it - or check youtube.

"Consult Head-Office"? Presumably this means that not one person the the local office knows anything about LL&T regs. Please, please, please put whatever your requirements for notice etcetera are IN WRITING for the removal of doubt. You might be in danger of the sods letting themselves in, assuming you don't have to give your permission. Which you absolutely do0

You can - and probably should - put ahuge notice up in every room saying
"if you are viewing before X Dec I have not given my permission for this viewing.
Please bear this in mind when signing up with this letting agency"
Or change the locks until the date you want.
They have to give you notice and you have to agree.0 -

2: Check your tenancy, it is normally the last month.
If they are unreliable on notice buy one of these shed alarms.

Worked in Letting for over 7yrs.
Check your tenancy agreement - it is normally viewings in the last month BUT ONLY WITH PERMISSION!
Are they expecting you to do the viewings for them? Or is the Agent bringing round people? What does your lease say?
Nothing you can do about the sign but tell the agent that no viewings without permission. As for a reference - you can prove you paid your rent on time and gave due notice, they cannot refuse to put this in writing for you.
Who is the agent? Name & shame them!0
