Deducting deposit on rented property for cleaning carpets

    They found 8 cherios on top of the cooker hood about 6.5 feet high and this was also classed as 'dirt'. Theyre trying to pin a new set of curtains that are damaged beyond repair (preexisting stain on curtain lining) on us. Claims for 'professional carpet clean' when I had it done and sent them the invoice as requested and also water marks on a shower screen. Dust on a window sill at floor level in a corner behind same curtains and 'gardening' which is as yet unspecified but apparently costs £50...we mowed front and back before leaving. They also want £100 to redecorate every room in the house.

    They really are thieving ****.

    Desperate people by the sounds of it...let them wish they had never tried to steal your family's money..
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
  • Thanks everyone for your advice - we will fight it and just stand firm like you all say. If the carpets had been stained of course I would absolutely hold my hands up and accept paying, however they weren't and I don't understand why we have to pay for 'refreshing' just for living there. Our 'skin cells' that they need to remove are everywhere - would it justify a new bathroom, kitchen etc, where would it end?!

    In our first rented house, the LL tried to deduct our deposit for a new hoover as she said we had 'glued all of the attachments' (ie, cleaning brush, nozzle etc) onto it...luckily we had a great letting agent then who convinced the LL that we probably had better things to do with our time then sit and glue things to hoovers!

    Sorry to hear of other people going through the same problem, I hope it all gets resolved. FireWyrm that is a crazy amount of money for them to keep from you, fingers crossed for you that it will all work out in the end.

    I agree, but I sincerely hope the adjudication service does too. The problem is, the LA is also a solicitor firm specialising in property, so I'm concerned that the old boys network will kick in...it's never a good idea to try taking a solicitor to court no matter how informal that court is. However, I just don't see how they could possibly justify £1140 of dialapidations, even with photos showing a cobweb. All I can do is sharpen the pencil and continue to write stiff letters, my reply should have made someone's eyes bug.
