home buyers survery -confused

As per the title of the thread we are little confused about the surveys on offer. We have seen a 1930's semi and made an offer on the house. The seems to be in good condition however is very dated, no Gas connection and looks like it needs rewiring. We will definitely get a survey done on the property which is in addition to the one carried out by the mortgage lender. What survey should we get done and how do we know the surveyor is reputable.

    The mortgage lenders one is a 30second risk assessment and is usually full of caveats.
    You can get a simple valuation, full structural, verbal or engineers report.
    Valuation will tell you little.
    Full structural will tell you everything and more and will probably confuse you (will also be full of caveats - need a damp/timber/roof specialist due to access etc etc) .
    Verbal is the cheapest by far and will allow you to get the full picture, without a report which is more concerned with not being sued. Many surveyors won't entertain these as they aren't as lucrative and aren't sure of their liabilities.
    If I am worried about the structure having seen new brickwork/garages/extensions or cracks I will go for this.
    Irrespective of which you actually need the surveyor to give you a value on each fault for repair, otherwise you will just be left confused.
  • Suggest you contact the Royal Institution of Chartered Surveyors (RICS) https://www.rics.org or 0870 333 1600. On website go to Find a Surveyor and check out ones local to you. There is also a useful section on the TWO types of surveys - Homebuyers or Building Survey. Mortgage valuation is purely for the lender to make sure they'll get their money back if things go pear shaped - it's not a survey. There will always be caveats as no-one has a crystal ball - surveyors aren't allowed to rip up carpets, pull off wallpaper, etc, etc but they are highly qualified people who have to have professional indemnity insurance so if anything does go wrong the client has some come back. With a verbal report you'll have no come back whatsoever.
