Either Highlands of Scotland (all occupied, lovely tenants, AFAIK all intent on staying, only one still in fixed term, rest on "tacit relocation"... ) or 1 student house, never met them but took Agent out to lunch last week, Surrey, contracted to Aug 2012..

Write her a letter. In the letter state the work that is required and how long its been going on for. State that you give her 2 weeks to respond otherwise you will instruct 3 different plumbers to provide quotes. Once the 2 weeks has elapsed, get 3 quotes. Send her a letter of the 3 quotes. State that you'l give her a further 2 weeks for her to instruct one of the plumbers otherwise you will instruct the plumber who provided the cheapest quote and deduct it from your rent. Once those 2 weeks pass and you hear nother back, instruct the plumber with the cheapest of the 3 quotes. Ensure all correspondence is in writing and sent using recorded delivery
