p.s what will happen if the mortgage people come and value the house lower than the price im paying for it ? thanks

    You should ask around locally and see which solicitor friends and neighbours have used, and who they'd recommend.

    When I was buying I contacted 3 firms (2 local, one national) and got quotes for conveyancing. I based my decision on how efficiently they dealt with my enquiry and the information provided with my quote (and how soon they got back to me). One came out far ahead of the others, even though she was slightly more expensive.

    In short you have to make up the difference.

    Assuming 95% mortgage, they will lend you 95% of the valuation figure.

    See it as an opportunity to get the price down, don't pay over the valuation figure there is no need.

    i have quotes so far of about £1000 :( which is rather much but im still shopping.

    yeah i dont mind paying more to get a better service

    Hi We are using a company via the conveyancing warehouse web site. They have been very good so far, and loads cheaper than any local solicitors.
    We are only selling but lost our fisrt buyers, Solicitors had chased him and kept us informed also they chased us when we where late posting a form or letter etc.
    Also they ring if they have a problem.

    thanks all i think we might go via conveyancing warehouse as they seem quite good

    im just having problems getting about 7 times my earnings for my mortgage :(
