Converting a garage

I have a 3 bedroomed detached house with an integral garage. Will I increase the value if I convert the garage to an extra bedroom with en-suite, or will the increase in value but cut down considerably by no longer having a garage, there would still be parking available on the driveway.

a while back an estate agent told me the difference btwn having a garage and not having a garage is 5k. the fact that you are converting the garage into a useable room and you have off street parking would i believe be a benefit and should increase the value although i have no idea by how much. From my househunting in the past year not many people use a garage as a garage anyway.
i would definately ask a couple of local estate agents for their opinion but i would say a definate increase as so many people are doing garage conversions.

Hi,
ive coverted my garage into a study and although I didnt do it to add value, it certainly has. The garage was as yours , an integral one, but was hardly big enough for a decent car allowing space on both sides!. Consequently it was used for junk storage and due to the fact that I had off road parking for 2/3 cars on the drive it seemed a logical thing to do as i dont plan on moving again!
It is now a larger kitchen / study and a much improved house (in my opinion!)
