Not sure I agree about auctions revealing the 'true' value.
In my experience people who go to auctions are expecting a bargain. When it comes to houses in an auction, bidders will suspect either there's a problem with the property, or its a repo, etc. and will automatically make a discount for risk in their heads when deciding what to bid. Also, the target market for this particular type of property may not be the sort of people who go to auctions. Also, what if there's only one person in the room who has an appetite to bid for it?
On the other side of the coin, it could massively overachieve at auction. I've been to auctions where two factions of a certain ethnic subgroup will bid against each other for a property, with no regard to value. The bidding becomes about honour. I saw a property go for over double its value a couple of years ago.
Auctions can be a good barometer of market value, but not always by any means.0 -

You can put the exact details of your house in, and it will apply a correction factor based on average house price movements in the area.
We had the same thing when we moved house. We just chose an average price then lowered it every month until we started to get interest. We were using housenetwork to sell, so we could tell when people were looking at our adverts on rightmove.0
