    Too late now! Thanks again for the info. I'm going to double check that issue with Building Control and the non-heated room and if that's the case, they owe me a few quid! The dodgy roofers (as they turned out to be) despite being told they needed to add 25mm cross battening to create a 50mm ventilation gap had decided they weren't going to bother until I popped up to have alook at what they were doing and made them do it. (They'd had the exact spec from the beginning and building regs had just visited and decided as the materials were on site they didn't need to come back and check the work later!!!!)

    Also, some of the joists were a bit rotten. They tried to sting me for £300 (plus VAT!!!) for 6 x 3m 4inch joists which they needed to replace anyway because the old ones weren't long enough to create overhang to install the continuous soffit vents.

    And these guys have got fabulous credentials on Checkatrade!!!!

    Re your comment Slipperyshoe - I couldnt do the warm roof option due to height of adjoining conservatory - but hey, I've learnt a hell of a lot about flat roofs!

    Hi all, - Having looked at the work it's fallen short of expectations. Also he's trying to charge for joists he should have known he'd need, and going back on a guarantee promise. I've started a new thread if anyone has got time to kill and interested in throwing in their opinion.
