How important is the view?

We have a recreation ground at the back of our house. Beyond that there used to be scrubland which occasionally had sheep grazing on it. Now unfortunately there is a massive Morrison's distribution warehouse. They have put up a big earthworks which partially obscures the eyesore but it is still far too obvious.
My husband thinks we should now move within a couple of years (once any landscaping of the site is established) because our house won't increase in value as it would have done. We had originally intended to stay another 10 years or so until the kids left home. Do you think he's right?

    The fact that you have a recreation ground at the back still is a bonus, most houses look straight out at other houses and are therefore overlooked by neighbours. Given the distance I reckon that the noise from Morrisons doesnt reach you and there are far worse things to have on the horizon. Obviously you were used to a far nicer view and therefore feel that the depot will be a major factor influencing the price of the house however 95% or more of the value will still come from the house itself, its benefits, location, mod cons, finish and staging when you come to sell. I wouldnt see the distribution depot on the horizon as a deal breaker once youve got a viewer hooked on the house. The warehouse seems there to stay and if you like your house and location then to move just because of it seems unecessary given that its effect, if any, will affect a future sale, whether its in 2 years or 10. It wont affect your house price increasing in line with the market and probably wont affect the value at all, possibly only the speed at which it sells in a less bouyant market.

    It sounds OK to me! If when you do sell you can use it as a point of reassurance, ie tell buyers about the recreation field and that beyond that Morrisons made a big investment...so absolutely definitely no more housing going up over there so this house will never be overlooked from the rear, blah blah blah.

    In a couple of months hubbie will forget to moan about it I'm sure.

    Maybe the solution would be to put a nice trellis on the top of your rear fence to distract from or obscure the Morrisons in the distance?

    If it was really a problem then your property will already have fallen in value. If any of your neighbours have moved since it went up maybe you could have a look at www.nethouseprices.com to see if asking prices are being achieved, and to track if any differences are appearing between your area and a comparable area.

    We recently bought a house that backs on to an ugly but highly thought off grammer school. The previous owner wanted to sell because the school was planning to build a floodlight games area.

    This is actiually at 45 degrees to us and has been obscured by an embankment with tree planting, and it has limited time use.

    My point is that i would rather that than a large new housing estate. In and around Berks they seem to be replacing 2 houses with 8 flats wherever possible, good for housing but bad for locals and the environment.

    So to be honest were i buying your place I would be happy with the recreation ground and that the morrisons is not a multi story block of flats !

    Thanks for all your replies. I tend to think that, given our area, any prospective buyers would expect some kind of development at the back. You've all reassured me that there's no hurry to move.
