Has anyone bought a property in Florida, around the Disney attractions, as a buy to let? How has it done? Would you recommend?

I have two friends who did that. First friend - finally sold up with a loss. Second friend had a lot trouble finding tenants at first, doing a little better now, but had to set up own website to find potential tenants. He also found that renters negotiate ruthlessly and he had to take much lower rents than he expected. I suppose as he fills up the diary, that gets a little better to hold out for a decent rent.FREEDOM IS NOT FREE0

10 years ago I would have said yes but now the place is HEAVILY saturated with UK owned properties for rent, just buy a copy of Holiday Villas to get an idea!! If you do want to BTL in Florida I would try for something different, a bigger property away from Disney, aim it at a different clientele becuase you will be lucky to make money over there now if you solely aim at the Disney-goer.
Florida is the new Minorca, Mr and Mrs Chav with their little chav kids who are only too happy to trash the place, sounds harsh but having recently sold up over there (bought in 1994) you would be surprised the things that go on.......One couple decided to drive their 4x4 into the garage.....thorugh the garage.....and into the master bedroom. Oh what fun having the relocate the family who were supposed to be going into the house the week after (on their honeymoon).
My suggestion if BTL is what you are looking at is to look in Eastern Europe (Bulgaria etc) Times are a changing and although Florida is still to most popular destination for Brits it is a nightmare trying to make a profit out of the rental market over their now.

a very good friend of mine has a villa on the gulf coast and hasnt had a single rental in the last 18 months- has reduced price by over a third and still no bookings fo this year.........0

anymore opinions on this? im currently looking to BLT abroad, the rates look particulary good but i can imagine its hard work getting the tenants.0
