    I'd say complete as planned on Friday, but you must get the keys (preferably change the locks too). You can then provide her access on Sat-Tue on agreed time to collect their stuff out and clean the place. Why has the husband gone to see the family at this time? The completion date must have been agreed in advance some time ago. No key = no completion as far as I'm concerned. It's your house from Friday.

    They probably are genuine, after all if you don't need to move your stuff in, what can they steal - their own stuff? I'd say it's unlikely they'll vandalise the place either.

    Thanks for the replies folks, I spoke to vendor today and told her of my concerns regarding insurance etc she agreed and will be giving me the keys at completion tomorrow as arranged. I have agreed to help her and her husband move out over the weekend (me and my partner have a van), so at least I will be there. I think this is the best outcome, I really didnt want to lose the good relationship we have with them (she reminds me of my mum!)

    But are you allowing them to stay in the property? Just collecting their things with you there is fine (unless they injure themsleves and sue you) but allowing them to sleep there is not.

    You must inform your solicitor.

    Have you told your Solicitor all this?

    Some years back my friends had a similar arrangement when they bought a house and ended up having the women live with them for 6 months!!!!:eek:

    I personally would not complete without vacant pocession regardless of have nice the sellers seem at the time

    Make sure your Solicitor is fully aware of the situation
