No Boiler Building Regulation Certificate of Compliance

We received the result from the Gas Safe check that we commissioned (we had to pay for it).
The overall results were good. Only issue was the Master Bedroom radiator wasn't heating up properly and the Gas Safe engineer recommended that the water flow tap to be changed. Quoted about £70 + VAT.
We were going to change that specific radiator anyway as it was showing it's age so we were not too bothered.
Also, to our surprise, our conveyancer also emailed us a copy of the Building Regulation Certificate of Compliance. It was sent to him by the Sellers' Solicitor.
All promising right, well kinda. The Building Regulation Certificate of Compliance stated the Date of Work - 31/01/2011. Meanwhile the Seller, at the start of the buying process said they installed it in 2010, later when we were querying for the Building Reg, they said they lost it and the boiler was put in 2009. Intriguing isn't it?
Anyway, with the Gas Safety assurance, we thought we might as well proceed with exchange, so a great thank you for all advice and support. Hopefully, it will all go smooth from now on.0
