Yeah, lets all buy a house. We'll all be rich, rich beyond the dreams of avarice. I'll pop down to my local EA in the morning and pick one up with a pint of milk .

Renters are very generous beings. But don't kid yourself these bears rent through choice.

At least you get both ends of a point of view ...... go over to HPC Forums to REALLY be cheesed off, singing from the very same hymnsheet is not an attractive forum to be part of.

The banter on here is good for those who enjoy it, plenty of other 'more sensible' posts to read .... you can just slide on by if it's not to your taste.

You should go over now as the bears are in uproar ripping themselves apart with the latest government salvo landing straight into the heart of HPC central - the goverment plan to underwrite mortgage deposits... http://www.housepricecrash.co.uk/forum/index.php?showtopic=171854&st=0
  • If it's so great, how come so many LLs are in trouble/repossessed?

There are always people who make the wrong choices in any investment.

With regards to BTL and reposession rates

    http://www.cml.org.uk/cml/media/press/3072
The number and value of outstanding buy-to-let loans also continued to grow. At the end of September, there were 1,378,700 loans outstanding, worth £157 billion, up from 1,296,700 (worth £150 billion) 12 months earlier.

In the third quarter, the number of buy-to-let mortgages more than three months in arrears declined from 28,300 (1.57% of the total) to 26,300 (1.45%). There was, however, a small increase in the number of buy-to-let properties taken into possession (from 1,500 in the second quarter to 1,600) although, as a proportion of all buy-to-let properties, the figure remained unchanged, at 0.08%.

0.08% of all BTL properties is quite a minimal amount

0.08% of 1,378,700 BTL properties is 1,103 properties.

And I was wondering if you had factored in the cost of repairs, voids, insurances, safety compliance (eg gas), non-payment, etc...

    Dont think it matters.

Ultimately, If you lived in a house you owned you'd have to pay the repairs, insurances etc. The only extra expense if you rent it out if voids (few at the moment) and non-payments.

Ultimately if the house is empty, or unpaid for half those 25 years - you have still had half you house paid for by the renters you do have in that time.

1/2 a free house is better than no free house whatever its valvue at the end of the 25 years :)

Obviously Im not talking about investments here. (Hind sight BUT) If Id bought a house the day after I joined the Army and rented it out - I could have services all the requirements and covered any void periods without eating into my monthly pay too much. Id now be comming out after 24 years to a house I could either sell (possibly in todays market :) ) and buy another house for cash OR move into the house I already own and only have 1 years mortgage to pay.

I wouldnt have made any money (perhaps) but Id have free accommodation for the rest of my life.

I'm just wondering whether the forum can really get any lower than this.

It's even putting me off posting and browsing around here...and thats something.

Its about time admin did something. The amount of sockies and trolling is getting beyond a joke

Why? Did this thread not meet your expectations? It met mine exactly.

"renters - please pay for my property". I had an almost psychic inclination as to the direction of this thread from the title - didn't everyone? Easy to avoid.

My psychic powers also tell me that future threads about house prices in Aberdeen or Edinburgh will likely go the same way. Easy to avoid should you wish.

Anything that refers to what someone I don't know said on a forum I don't care about are quite tedious and generally avoidable too.
