    You've posted a lot of information, but unless I've missed it, what you DON'T appear to have said is what your reasons are for making the move in the first place ? Obviously from the above you're not looking to change location, so is it that you are desparately short of living space, hate the neighbours, need a bigger/smaller garden, garage or what ?

    If it's just because you just fancy a change, peoples advice might be different than for the case where there is some pressing need to move that you haven't told us about.

    Sell and rent. It will make you an Ideal and preferred buyer (even if they offer 5K more) so do it. Threaten hubby with sleeping on the couch lol.
  • The main reason is space! We have two kids, different gender, sleeping in the same bedroom. And we already did a small extension and loft can't be converted. Love the area, the house and the neighbours.... that is why husband is looking for an excuse not to move, I think.
    Anyway, thanks for all the advice and will post update!!

    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
