BTL Investment

I have been looking at various options for investment and I just cannot get myself away from looking at BTL. For all houseprices are going down at the moment there is only so far they can go and on historical evidence they will bounce at some point. Buying an asset and then getting someone else to pay for it just seems like sweets off a child.

I know that it is not that simple and there could be void periods, poor paying tenants etc but it just sounds to me like the gift that keeps on giving.

As it stands in around two years I will be in the position of being able to buy a BTL cash but the sums seem to stack up for buying earlier with a mortgage. I will be in receipt of a military pension and lodger income as well as any job I may have, so I should not be in a position of being forced to sell and can hold onto the property long term. Property would be around 110k with rental income of around 600 per month.

Decent investment, or better off with shares??
