Putting an offer in on house....no buyer for ours!

    Thanks guys. Yes Hasyjo, that's kind of how we're looking at things as the type of people that are going to be interested in our property are first time buyers, so if they ask our situation and we tell them we're not even looking, that would be enought to put me off if I was in a position to move straight away.

    We haven't got emotionally attached to any other properties we've liked and have liked a fair few. I know we are building ourselves up for disappointment but I think you've still gotta try if you want something enough!

    He paid £127k for it in June 2009 but it looks as though the house has been completely gutted - new bathrooms, kitchen, rewire, central heating, windows - surely this would amount to more than 28k

    You don't have to pay for every penny of what he's done though - don't forget that!

    I bought my last house for £228,500 in 2006. Put in a fab new kitchen (with built in appliances), shower, combi-boiler, bathroom flooring - as well as various bits of decorating, etc. Sold this year for exactly the same price! Did have an earlier offer for £248k-ish though, but it fell through and the market dropped further.

    True! We've decided not to phone estate agents now, will see how we get on with selling ours. We've already put the owner in the picture at the second viewing that we're interested so we'll see what happens and take it from there before looking too desperate. Thanks for the advice. Will keep you posted! x
  • Veiwed places myself whilst we didnt have a buyer for m property.Found a property I really liked but in the end a buyer came along and secured the sale before I had a chance, to find a buyer for mine and secure that sale.
    It's pretty painfull to watch the property go,but as others have said there are other properties.There are many properties that you could think are 'the one',as you'll find out if you miss out on a property. :)
    By looking at property before I had a buyer for my property,it gave me a feel of what was on the market, practise at what to ask and also meant I could put offers on properties that were on under offer that I previously viewed.

    Thats because you are doing things backwards.

    If you only offered on properties where the vendor is doing things in the same orders as you, then you could be in for a long wait.

    Keep an eye on rightmove so you already have a list of properties to view when you get an offer. We did this and within a week of getting an offer we veiwed about 20 properties, one which we bought.

    That's what I did. I did make enquiries about a couple of houses before I'd had an offer on mine, but every estate agent would ask what my position was and as soon as I said my house was still up for sale, the level of enthusiasm dropped straight off. I actually had one vendor who refused to allow a viewing until I'd accepted an offer, saying it was otherwise a waste of his time.

    There is a couple who live nearby to us who are in love with our house and want to buy it. They werent thinking of selling until our for sale sign went up but they're desperate for it and put an offer in last week.... Unfortunately for them, our house is already under offer with someone else and the contracts are due to be signed in the next couple of weeks. The couple are still putting their house on the market in the hope that our sale falls thought (nice!) but have said that if they can't have our house then they don't want any other house and will take theirs off the market . My EA said that down here the market pretty much grinds to a halt over christmas and new year so they'd be quite lucky to get a buyer at this end of the year. I do feel for them because they are completely in love with the house.... but so are our buyers :o

    You are jumping the gun...and wasting other peoples time...i would not let you view if i was selling..
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
  • You might be able to do what we are doing, that is partially re mortgage our present home, then with some savings buy another house and sell our present property after we have moved. Financially it don,t make sense, but at least I wont have to put up with anyone viewing our house.

    That's a shame. If they could find a buyer quick, you could technically save a few pounds by bypassing the EA and going straight to solicitors!
