Norfolk (sprowston, thorpe st andrew & trouse)

Anyone be able to give me any idea of these areas?

Schools (mainly primary at this stage) road links, local aminities etc?!

Our current No1 location is Wymondham but myself and my partner (when we visit Norwich) love the 'Riverside' area for pubs, restaurants, cinema and ease of getting into Norwich!!

Hopefully ppl can give us some views on these areas before we actually plan a few days visit!!

Out of the areas in Norwich that you have mentioned - Trowse and then Thorpe are definitely better than Sprowston. Trowse is lovely and since the bypass some 20 odd years ago - its very quiet as well (apart from on football match days when everyone parks there and walks down to Riverside).

It depends on your budget also of course as you will find Trowse and Thorpe much more expensive than Sprowston (and the schooling represents this also).

The Goldern Triangle area (Unthank Road area) is also very good to live in and has a range of housing to suit most budgets - there are some great pubs and gastro pubs and the area is also walkable into the city.

But it depends on what you are looking for in terms of housing of course!

I live quite close to Riverside but I much prefer Magdalen St. area for nightlife. :p Although I went to West Coast Bar & Grill @ Riverside for a meal last week, was alright.

I used to live on the Heartsease estate that is right inbetween Thorpe St. Andrew & Sprowston. I heard that the area has got better since the Canary pub was razed to the ground. If you don't mind ex-council, houses are very solidly built, spacious and reasonably good value for money. Ideal access to and from the City Centre (10 minute drive, 20 minute bus ride). As IHateDida said, Thorpe is more pricier than Sprowston & Sprowston a bit more than the Heartsease. :)

Can't comment on how good the schools are but you have a lot of amendities in this area: parks, chip shops, launderettes, post offices, supermarkets, dry cleaners, banks.

Trowse offers excellent access to the City Centre and the A47 Bypass via the A146 but houses there ain't cheap. The terraced houses mainly have only on street parking, as does the NR2 area of the Golden Triangle (NR4 is better but a lot of permit parking rules around the UEA).

Thanks for the feedback - really helpful!!

Will now have a look at Schools in each of those areas? Any ideas (anyone) on other areas to look at that are close to the city (cinema and resturants/bars) in whilst still being safe for a young family in and around the Thorpe side of Norwich?

    Thanks

Poringland isn't too far from Trowse. Its a smallish village, but has good schools (Framingham Earl is always said to be very good), I also know the primary school is good, some of the mums local to me have moved their children there as its supposed to be so good. It is still close enough to the city but far enough out that you can still have some peace and quiet IYSWIM.

You'll get very much less for your dosh in the Golden Triangle.

Sprowston (most of) is absolutely fine, Thorpe St Andrew is fine, but parts now becoming increasingly built up with business parks and major road networks - look out for proximity to the Postwick Hub (at present on the drawing board, but likely to be approved) plus a new proposed business park and housing running between Thorpe St Andrew and Thorpe End.

Thorpe End is lovely, BTW, with excellent public transport and road links (well, for Norfolk, anyway, lol). Decent villages: Little Plumstead, Great Plumstead, Brundall, Blofield, can't actually think of anywhere on this side that I'd avoid apart from Heartsease, but my view on that appears to be out of date; sorry...

What type of property and approximate budget?

Yes....but you do get what you pay for! There is a real mix in the Golden Triangle - one of my friends has a young family and lives there - and loves it.

I have lived all over the city and my favourite area still is the Golden Triangle. I don't like Sprowston personally but its just because I don't think it has much character (or decent places to eat/drink) - its all housing estates and not much else. Theres certainly nowhere nice to walk to.

It depends on whether you want to be walking distance to the city or a bus ride away.

In terms of Thorpe - the area next to the River (near the Rushcutters pub and theres a quaint little cafe there) is lovely and walkable to Riverside complex - but again you will find it relatively pricey (pricey for Norwich anyway!).

Looking for a 3 bed (ideally detached) £175-£200k. We started on the south side and identified Wymondham because of schools and links but a little pricey, but that's fair enough!

Last yr we looked N, Taverham area but not really for us now looking at areas around our fav part of Norwich (SEast)

I think the parts you're now looking at are east or north-east of Norwich, apart from Trowse ...

Have you looked at Dussindale? You'll get more for your money somewhere like that, it's near Norwich, lots of children for yours to play with and excellent bus service. It's a large new development, but always looks rather nice when I drive through on my way to Sainsbury's; you can't search for Dussindale on RM, but a Thorpe St Andrew search will bring available properties up.

I don't like Taverham either (or Drayton).
  • Yep, it is the east side of Norwich we are considering!!

Drayton and Hellesdon where other place we looked at and dis-counted last yr...
