Take Flat Off Market Over Christmas/Winter?

  • I just had a look at rightmove market trends for the postcode where I'm looking to buy and the highest selling month for the past 2 years has been December! I'm not sure how they calculate this - completion/taken off the market - if it's completion then obviously the sale will have been agreed a while before. That said there have been a similar number of properties sold each month so far in 2011 except for January.

    My rather long winded way of saying don't take it off if you want to sell.

    I guess it uses completion dates off the land registry. I've looked in my area and the number sold goes down in Jan/Feb, which will be the lag from the build up to Xmas. Having said that, got a new viewing lined up without changing the price yet :)

    I am a serious buyer also, and would purchase even on the darkest December night if the seller was realistic. Waiting until Spring may have worked in the past, but you need to factor in reductions asking prices between now and then. It is a statistical certainty that house prices will be at best the same in 4 months time as they are now( perhaps, unless you are in a posh London suburb). Lower the price is my vote.
