Buying flat with brother, girlfriend to move in, what "rent" does she pay?

3 way split might seem sensible to you but they are sharing a room. Have you considered splitting the communal areas three ways? Ie, agree on what each room is worth and what the communal areas are worth.
Say the total monthly mortgage/rent is £1000 and you have two bedrooms, assign each bedroom £350 rent and then split use of the communal areas at £300 three ways. Having a third person using the kitchen, bathroom etc is going to effect you so imo you should get some form of "compensation" if not much as my example would mean you only save £50 a month.Living cheap in central London :rotfl:0 -
If she is going to move in I think you should all benefit by an equal amount. If for instance she would have been paying £600 per month elsewhere where then she should pay £400 which is split between you and your brother. Everyone is then £200 per month better off than they would have been with her living elsewhere.
This is a very simple and straightforward answer and everyone benefits.0 -
You can both afford the mortgage on a 50/50 split. Take the girlfriends rent, pay directly into your mortgage account then you both benifit from the overpayment thus reducing the number of year outstanding. all bills them split equally.0

What would happen if the g/f lost her job? Would the brother be expected to make up her share of rent/bills? She would be able to claim cont based JSA for 6 months, but not HB as she lives with her boyfriend. Why didn't he just buy a house with his g/f in the first place?0

work out what the rent in the area is for a room share. She pays half this to you. And she can pay half to the brother if she/he wants.
and of course everyone pays 1/3 of the bills.
I'd not want to live with a couple, the dynamics would be very different from a normal mates houseshare.0 -

OP, do you have a plan in place for what happens if any one of you loses your job? This is really really important.
Look into whether you would be classed as a 'household' for benefits with all your salaries taken into account.0
