The OP has already tried to leave, but has been sabotaged by the LL deliberating giving a bad reference, probably to keep the OP as a tenant. I don't think it is now a question of 'keeping things amicable' the landlady is behaving atrociously and perhaps needs to be threatend with being reported to the various authorities, ie car licencing, the relevant authority for not providing gas safety certificates, in return for a decent reference so the OP can move on.
I would suggest the OP calls Shelter for some good advice.0 -
It's not sensible to give notice when you've only applied for another property. Few agents and landlords will take up references from current landlords as they could be tempted to give a glowing one just to get shot of a bad tenant.
The OP should speak to the agent and see if one of their other landlords on their books has a property available and offer them a reference from a previous landlord. This could mean that they don't have to go through yet more referencing and hence another fee.
Whether the OP gets that £300 back or not is nothing to do with the current landlady. I would be tempted to tell the agent the truth about the reason why this bint has given them a bad reference.0 -
The Landlord is clearly a cheat &a liar. In your shoes I'd simply send any mail for him back with "Not known at this address" written on it...and change the locks (change them back when you eventually leave..).
Wonder what else he is lying about?? Tax??0
