As a tenant, I think your tenants are being pretty unreasonable in demanding a specific type of blinds, but I can't help thinking that maybe your agent has led them on from the start with promises of blinds that never materialise.

I have a similar 8ft wide full length window in my flat, and it had brand new louvre blinds in it when I moved in, which I appreciated for the privacy they afford.

However, now I've been here a while, I would like to change them, and it never even occured to me to ask the LL to pay - only that I need written permission from him, and a promise to keep the original blinds for when I leave as they are cream when I would go for something different.

I would give the tenants 2 choices - either they pay for the blinds they want, or you pay and you choose the design. Sounds reasonable to me!

To be fair, the OP is new to being a landord so I can understand that situations like this may be more stressful than for those of us that are old hands. The OP is also dealing with it without much assistance from their other half who the property belongs to, so that is probably adding to the strain. I'm sure after a few months they will be much more confident and will deal with it in their stride.

I understand; along with all the genuine good advice I took the " for goodness sake approach".

The mild shock value was intended to make them stop and get a little perspective, before it sours the to and fro between them even further.

    Tough love :D
Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

I know it's nice when you get to see what the outcome of a post is so thought I'd update you all.

Thursday night with the 2nd blinds company went really well. Felt 100% more happy with this company than the first. We've decided on cream washable Venetian blinds. (Even though the first company said the window was too large for Venetian, couldn't do washable in that size etc etc).

Very happy with people I've spoken to about the company and extremely happy with the service the company provided.

They can't fit the blinds for a few weeks so we're booked in at the first opportunity.

Thanks everyone for your word of wisdom and for pointing me in the right direction (and showing me the error of my ways!)
Forty and fabulous, well that's what my cards say....
