Problem after exchange but before completion

    Thanks for all the replies and thoughts on this. I don't have a problem with getting the roof tile fixed, except that time (before completion) is rapidly running out. I will ring the agent this morning and find out what the feedback was. As we've heard nothing more, it might be that the purchaser has got something sorted out off his own bat, or decided not to involve us.

    As for when the damage occured, we have no idea. It's in a place where unless you are looking for it you wouldn't notice it. The full 3-hour survey didn't pick it up, so it could have been like that for months. It's only because the purchaser went up the other day and parked on the road rather than the drive, that he happened to spot it.

    I appreciated what everyone says about not refusing any responsibility - like I say, it's more the hassle factor and shortage of time than the cost.

    Update - rang agents, they said they were still trying to find out the situation. Half an hour later got call from solicitors saying is completion on Monday okay? No mention of any issues outstanding.

    I've said yes, of course. If our purchasers should come back to us either direct or via the agents before Monday then we will settle this between us.

    I get the impression that they aren't inclined to use it as a stumbling block at this stage, and having seen it myself today it is trivial (so long as we don't get another violent storm).

    Thanks to all of you, but hopefully the situation is no longer a concern.
