I have had 2 viewings of the house with the EA. I have also went to the house checked out the outside etc twice by myself, this was more to get a feel of the area, so yes you could say several times.
  • How anyone can say this is a 'cheeky offer' is beyond me. It's a real offer to buy a house, and the OP has only offered 20% below what they are asking.

The housing market is in the doldrums - volumes are low and buyers are struggling to get a mortgage. The Eurozone is in a mess and world economy is look into the abyss facing a depression. We have spiralling unemployment and even low interest rates still make houses look like bad value for money. We are heading into the winter and the absolute low season for house purchasing.

Given all that, any offer is a good offer and should be given consideration. I'm completely bemused that the EA reacted this way, and I would put in a written complaint to his manager.

And, I'd be saying I'm glad you wouldn't consider using the business again.

    To the OP

As someone has already said, the offer was a bit cheeky. You knew the asking price and you spent a lot of the EA's time on it. My advice would be, if your budget is so far off the asking price, then you enquire early on as to how realistic its chances of being accepted, at which point both you and the EA would then save a lot of time.

So not only would you be unprofessional in how you deal with customers, customer had already stated to estate agent what they could afford!
You would also end up with a criminal record by assaulting customers!

I wouldn't be an estate agent if I were you, for that matter I wouldn't work with the public at all!:)

At the end of the day, you have to have some cheek when trying to buy a house as they are all well well overpriced!

All well well overpriced? are you sure? some seem to be sold very quickly so obviously people are keen to move if the price is right from the start.

I'd be really interested to hear the estates agents side of this story!
  • I was a little surprised to get a call from the EA today it being a Saturday, he was much more subdued and said that the vendor had thought over the offer a little more and would sell at £68,000.

If that sounds like a price you'd be prepared to agree, don't let the agent's behaviour prevent you from considering it properly. After all, the seller wasn't involved in the agent's behaviour so no need to take it out on the seller in principle.
