Help with House vaulation etc

Hi All
Without going into all the details, we have been given the chance to buy the family home (Valued at £220000). We need to see if it is a viable option in going for it.
How can i get my house valued without putting it on the market yet. I need it valued to it's full potential, i know it need some tarting up, repainting, and a the garden sorted out.
if i managed to get an agent round to value it would they take into consideration the work im currently doing and am going to do. or just give a price on what they see on the day. I cant wait untill i have the work done as i need to let my sisters know if im going to purchase the house. (can i pull out my hair yet).

I think they have to value as they see - for all they know the changes you do are going to be bodged diy jobs! (they were in our house before we moved there...). Mind you, on telly they always say what the place would be wrth if only they make the kitchen lovely (for example) so maybe ring a few and see what people say.0

It's a competitive market and they want your business so I'm sure they would give you a current value and an estimate of what value you might add - also have you looked at 'upyourstreet.com' (it might be 'mystreet'), to look at values of other local properties to give yourself a comparison - that's pretty much what the agents do anyway. Thanks for the replys. I have looked at the house price sites but the last one like our to sell was in 2004 and before that 2002, so can t really use that as i guide.
Im going to try and get an estate agent to price it up, and see what he says. I will keep ypu posted.

to look at values of other local properties to give yourself a comparison - that's pretty much what the agents do anyway.
The agents have access to a range of reports eg rightmove reports, which will tell them what properties have been selling for. Of course, you can get this info yourself by searching eg houseprices.co.uk, but they tend to be about 3 months out of date (3 months after completion, the time taken to register @ Land Registry, and so possibly 6 months + after an offer was accepted). In theory, an agent will have a much better idea of bang up to date prices - they'll certainly know what offers they've had accepted recently (and, usually, more widely - believe it or not, agents are human - some of them anyway - and do talk to each other!)
Ask them to give you a valuation for (a) selling today, in the current state - to sell within 2 weeks (b) selling today, in the current state - to get the best price, and not in a hurry (c) the ceiling value of your home - the best possible price it could achieve, if you refitted it from top to bottom with money no object (this will give you an idea of how much work it is worth doing). Note that all the agents will tell you "don't bother doing work" - they want you to go on the market with them immediately. So use your judgement in interpreting (c).

Hi All (again)
Went into town this morning and booked the estate agents up to value the house. Just had the first one do the rounds, he said to market the house at £215'000 with a view to selling it at £210'000.
Didnt think that too bad. I also question him on what i need to do to the house etc etc etc to get a sale and he was quite helpfull.
Go the next agent round at 3pm, so see if he gives roughly same sort of price.

well, just had another agent round to value the house. his figures were abit below the other at £205'000 to £210'000 so in same ball park. just got to wait for number 3 to show up at 11am tomorrow.
