For every 3 drunk blokes ordering a takeaway.... there's one outside peeing against the side wall.
  • We used to live right near a couple of takeaways. Smells weren't a problem, but they were a magnet for hoody yoofs hanging around being antisocial late at night. It was impossible to get parking outside on weekend evenings, and people tended to park carelessly and block people into their drives very often. Lots of litter on the pavement. I would steer clear, unless the property is clearly priced to reflect all the downsides.

takeaway - smells of food, rubbish on street, kids hanging round, delivery motorbikes on the pavement, noise til closing time, extractor vents billowing into your back garden, commercial dustbins in their back yard, cigarette stubs on your windowsills, dogs tied to your front gate, delivery vans arriving and blocking your drive.
Don't see the problem really as the shop will be shut by two in the morning and they should have stopped throwing stuff in the bins - bottles etc by about three. And if you can't sleep you can keep yourself amused by counting the number of rats running around your garden ...

    Avoid at all costs.

Might have problems selling in the future when people get mortgage applications turned down because it's next to a takeaway.
  • Thank you all for your opinions, my brother had the same concerns about rats, rubbish and noise generated from a takeaway affecting his quality of life and the value of the property.

I doubt that planning permission would be granted for a takeaway as there is little support from local residents (they have already submitted a petition) and it does not fit into the local authority plan.

If it's a kebab house or a fried chicken type place (as opposed to say a fish and chip shop) it'll be open until the small hours and attract the people at kicking out time.

I would not buy a house next to a take away. I used to work in an office which was next to one and we had a problem with cockroaches! Yuk!

It's a buyers market - surely there are other suitable properties on the market? And what about the mortgage, some lenders might not be willing to lend if the property is next to commercial premises.

And finally, as already pointed out - he might have a problem selling it as he'd be limiting the market (see from posts above how many would not buy a house next to a take away).

This is the unfortunate truth, I would advise him at looking elsewhere!

Has the grave potential for large groups (noise) and potential vandelism, would be a no go for me...

F&C shops usually also attract the after-pub traffic. In any case, they have the same planning classification, so what's a Harry Ramsdens one week could be a Happee Cockerel the next week.
