    Lots of flats only have electric heating ( have you seen the damage a gas explosion can do!)
    But a good landlord can and should do all he/she can to make it warm and safe
    Local councils offer grants to install cavity wall insulation, extra loft insulation which is much better and cheaper than £12K on solar panels to make someone money over 25 years.
    Having a moderm combi boiler, thermostats on the radiators, double glazing,energy saving lightbulbs is sensible and shows a good landlord.

    I noticed that the electric radiators did have thermostats on them as well as day and night modes. Not sure what they were about. The house had double glazing, although I completely forgot to ask about insulation. The flat is a small studio flat, there are not many room to warm and the place really is small.


    The estate agent wants a £500 holding deposit along with 1 1/2 months rent (£713) for damages and an admin fee of £300.
    I thought the admin fee was cheeky. He said there are so little rental homes available at the moment, they have to charge an admin fee. I asked him if I went for the house this weekend, could he knock that off but he said no.
