Appealing mortgage decisions - First Direct / Santander

Hi all

Just wondered if anyone had success appealing against a decision by First Direct or Santander/Abbey (or similar). We got turned down and were advised to check with Experian and if we wanted to appeal, to send them a copy of the report.

We have since accessed all three agency reports and can see the only issue is not being on the electoral roll. This must be what is causing the instant 'no' decision.

If we sent in a copy of the report and a letter from the council stating we will be added to the electoral roll on the 1st December (letter of residency?), do you think this will be enough? We have also sent this letter to the credit agencies.

    Would really depend if that is the sole reason for the decline, although not being on electoral role wouldn't do you any favours.

    It's a kind of stock reply in a decline to "check your credit file" without giving any specifics.

    You may have been declined on affortability but we would need to know dets of income, deposit and purchase price to help.

    Deposit = c.£21k
    Mortgage = c.£116k

    We also have no debt if that helps. Just current accounts which never use the overdraft facility.

  • Could it be income multiples and not electoral roll?

    Is the 30k a sole or joint income?
    June challenge £100 a day £3161.63 plus £350 vouchers plus £108.37 food/shopping saving

    July challenge £50 a day. £ 1682.50/1550

    October challenge £100 a day. £385/£3100

    Ive just had ww3 today with Santandar who i applied for an extra £13k onto our mortgage its took them two months intially they saw no problem all going fine .........................then i found out yesterday declined , tried to phone no sucess then this morning a letter turns up saying declined but we cant tell you why, phones them up after speaking to about three people who didnt know what day of the week it was finally spoke to someone who had dealt with my application and they said the reason was the last wage slip i sent in was slightly lower by...............£150 this was due to having nearly two weeks holiday and not doing any OT or earning bonus which i explained in a covering previous letter. even thou as i reminded them that they said any bonus OT payments are took as a average (i submitted 3 months and last years P60. Yet it seems all to no avail. I was then told re apply in 4 months with all the wage slips showing OT etc and they would do another application. I then asked when i was tied into which i knew anyway and was asked why was there a problem. I "politely" informed them that whilst i realise they are regulated etc i was far from happy with it been dragged on for two months and would certainly consider going elsewhere, which i was "politely" reminded of £2350 ERC. Which i wont be giving them the benefit of needless to say certainly cant say im over impressed but there you go

    Sorry I should be more clear - I say we, I mean my partner. He is applying solely and he earns the 30k. Sadly I am a victim of the recession so I cannot join as yet. We already have an offer accepted on a house so really hoping to sort something asap.

    I've had lots of bad experience with Santander and their current accounts, switching service etc so cant say I'm too bothered if we don't end up with them (although if we have to to avoid losing the house then so be it). Their customer service was appalling.
  • Santander are very particular about bonus and overtime- it has to be showing on all 3 payslips and if it varies then they will use the lowest amount.

    It's how it is with brokers- probably the same in person through the branch or service center.

    Being on the ER puts some major weighting behind your credit file- have you looked at faffing about with your deposit and potentially looking at 80%. I know from personal experience it can aid the application to go through as it's a lower risk to them etc...

  • Sadly we cant stretch to 80% now as it would leave us without any money for setting up home / small repairs etc.

    Do you think the letter from the council might help with the appeal, assuming that there is no other reason for the decline?

    Santander can decline for any reason they wish. Maybe a commercial risk management decision made by the underwriter under current mortgage lending policy.
  • Okay so if the appeals fail, what would you suggest we try next?

    The credit reports are clean, there are no debts but we are not on the electoral roll though have proof of being added next month - who might be more lenient on this?
