Earl of Plymouth fencing covenant excessive price..

Hi,

I was wondering if I could get some advice. After much searching, this place seems perfect!

I have a house that has a fencing covenant from the earl of plymouth estate. The fencing covenant (dated 2003, when the freehold was bought), states that the earl of plymouth needs to be informed if the deeds are changed at a cost of 35+VAT or more.

We bought the house in 2006 and the cost was 75+VAT to the earl of plymouth solicitor (Burgess Salmon)

This time they want 300+VAT. Neither the earl of plymouth nor Burgess Salmon will talk to me. My solicitor tried to negotiate with BS and they refuse to move on the fee. This is only a transfer of equity and this doubles my solicitor costs.

I cannot submit the deeds to the land registry without this one page from the earl of plymouth.

I don't know if it makes a difference but both of the houses around the fence are now freehold.

Is there anything I can do to prevent one of the richest men in Britain from charging me whatever he wants for no service at all?
