    The builders just build the house for you, they don't fit it out. As others have said, you'll need curtains and poles or blinds, loo roll holders, mirrors, lamp shades on all lights, carpets, maybe install a shower over the bath if that isn't included, which will also mean maybe tiling the wall, and to turf the lawn if you have one etc.

    With the carpets/turf you can use them as a bargaining tool. e.g. "I'll pay 110k if you put the carpets I want in for free" etc. Or you can usually pay for the builder to do it for you if they won't bargain, but you'll pay a premium for it. e.g. the builders on my house said carpets would be 4.5k and the lawn £350, but I did them privately for 2.5k and £120.

    We bought a new house (admittedly many years ago now) and the only floor covering the builder put in were some hideous plastic tiles in the kitchen. The rest of downstairs was a black asphalt and the stairs and upstairs were all bare floorboards.

    Other than a basic kitchen and bathroom there were no other fittings which was no big deal as we got to choose ourselves and so were different from our neighbours. I do wish we'd had the battens to fix the curtain rails to though as never having done any DIY before they were a right pain to put up.

    I remember my OH persuading me to buy a new build as it wouldn't need anything done to it. Yeah right - not!

    I bought a new build and moved in in December. We were delayed and arrived at the house at 4:30 in the pitch dark, no street lights, they weren't installed for a year, with the removal van, and the site forman was waiting for us at the front door holding a torch.

    The electricity is connected have you got any light bulbs he said?

    There wasn't a single light bulb in the place.

    Luckily there was a shop a ten minute drive away that sold them.

    We had to park a car with the headlights on shining up the path to see where to carry the furniture.

    And you want flooring?

    Just remember if it is dark when you move to take some light bulbs with you.
  • Floor coverings are decoration and not part of the fabric of the building. If you want flooring included, factor that into your negotiations with the builder.
