    To the OP

    I am extremely pleased to see you have taken enough precautions and come to the correct decision.

    being a LL is an extremely stressful position, but, do NOT let that put you off.

    You have just learnt THE most important lesson in letting a property.

    Referencing (always charge to the tenant) and do not let feelings get in the way.

    An empty property is much better thatn one with bad tenants in it.

    What's that saying..'once bitten, twice shy'

    There are 'professional' tenants who will rob you of all your money, but, on the flip-side, there are many tenants who will pay you rent on time and respect your property.

    Don't give up though. You are going about things in the right way (I have used LLZ referencing and they are as good as letsure)
