Fixture & Fittings

When you sell your house and the buyer asks what you will be leaving inc. carpets, curtains, light shades and domestic appliances (not integrated), do you ask them to make an offer?

The reason I ask is I thought the solicitors sorted that out for you, but we've just sold ours and they want to know what we'll be leaving? Any advice much appreciated.
I wished the buck stopped here as I could use a few!

  • usually you fill in a form with solicitor to say what leaving and thus the buyer can see before siging contracts what is left in fixtures and fittings. Everything down to lightbulbs was listed on a checklist sheet when I bought my house. basically ticked next to items leaving.

    suppose anything bigger that leaving or may take could ask if would pay extra for you to leave for them

    I've always included carpets & curtains & generally light-fittings in a sale. When there has been a light fitting that I want to take with me I've bought something decent at a bootsale to put in it's place.

    If a vendor wanted me to pay for carpets I wouldn't be at all happy. After all, carpets are fitted & are not going to fit a new property. It's the same with curtains, very rarely will they fit the windows in the new property & it's a help to the buyer's not to have to worry about getting new one's made when they move in.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
  • It's normal to indicate on the sales particulars the main items that are included in the sale (such as carpets and curtains) or state that these items are available by separate negotiation. Smaller less valuable fixtures are referred to on the Sellers Information Form that your solicitor will ask you to complete for forwarding to the other side's solicitors so that the contract can be agreed before exchange.

    If you have not mentioned the carpets and curtains at all in the sales particulars, most buyers would probably assume that these are included in the price - unless there is good reason to potentially exclude, say if these are oriental rugs or a particular custom personalised design in one or more rooms that you are justified in removing.

    Whilst technically you can inform the buyer quite legally at any time up to exchange that the property or fixtures included in the sale is changing, you risk alienating your buyer unnecessarily and potentially losing the sale. Personally I think it's a bit late to be talking about asking your buyer to make an offer for carpets unless you specifically stated this as a requirement in your sales particulars (i.e carpets NOT included).
  • thanks for your replies. my partner and i decided to tell them that we would leave the fridge, carpets and curtains. like you say they wouldn't fit the next property we go to (haven't found one yet, eek!) and they are first time buyers.

    We received the fixture and fittings list from our seller today. They are leaving the carpets and curtains(to be honest I don,t think I want my wee one crawling on the carpets and as for the curtains!! eeek.)

    But, the blinds for the windows they have indicated we can buy along with the cooker!! And they have said in the gas/electric fires box we can buy these if we want BUT the house has no gas -it is storage heating so are they intending to take these??? OR would it mean the stove thing - must be electric?? This is listed on the sales details so we were under the impression it would be included???

    Oh, they also want to take some of the plants from the garden!!

    I just think well we are paying enough for the house please be nice!!

    Snap. We just got the list from our vendors today, and were VERY surprised that they have asked for us to buy the cooker...especially seeing as we thought that we had negotiated to buy the house including all the appliances (as the vendors are emigrating).

    The EA was a bit sniffy and said, no, it included "the white goods".

    We were actually quite annoyed, but now we think that they can just work it up their rectum to take with them...just not going to worry about it at this stage *thinks calming thoughts* :rolleyes:
    Don't see the point anymore in offering advice to people who only want to be agreed with...
  • Oh I do hope that we are not going to be in the same position. We are FTB and the vendor has relocated so is not living in the property.
    At the moment she has left a beautiful range cooker in the kitchen as well as an integrated dish washer/fridge freezer. When we asked the EA he said that he assumed that everything left in the house came with the house. She had taken all the furniture (apart from a bed) and the washing machine. She has also left the shed.

    Will just have to wait for the fixture and fittings list.

    Just remembered, we have a friend who bought a house and the vendor (who was moving into a flat) asked them at the last minute if they wanted to but the shed (they had assumed that the shed was coming with the house) anyway they said "No, but make sure its gone by the completion date." Needless to say the shed is still there and they didnt have to pay for it.

    Yes, we hope that they will leave the cooker if we just politely decline to buy it.

    Well we are just going to say nothing and hope for the best. House is vacant - has been a while so we assume they do not need these items anyway. If they take themso be it and if they leave them it will be nice suprise.

    Friend of our who left a few years ago for oz ended up leaving the stuff they were not shipping with them. So you may strike lucky.
