He is unlikely to get LHA for 3 bed property. Remember in Jan LHA rates for 25 - 35 year olds change from 1 bed flat rate to shared rm rate (with some transitional protection if get tenancy before then)0

Find a new boyfriend.. Never ever rent to friends, relatives, mistresses, toy-boys (or all at the same time,..). If you really really have to help then rent YOUR place to someone else on a normal commercial deal & help friends, relatives, mistresses, toy-boys (or all at the same time,..) rent somewhere else from some other poor Landlord...
Best way I know to fall out with friends, relatives, mistresses, toy-boys (or all at the same time,..).. is to rent them your place...

Been a while since ive been on here, and wanted to post an update. Yes, I rented the house out to my b/f with a commercial tenancy agreement in place. In December he put in an application for housing benefit - which was turned down as the council considered it to be a 'contrived tenancy'. And yes - I know you warned me! He has appealed, and at the moment he is just managing to pay me the rent. He cannot go on for much longer doing this though, so if his appeal fails, he will have to move back in with his mother.
Ill update when he hears back from council about his appeal but things not looking good - if you are thinking of renting to friend/relative/b/f etc make sure HB is in place before you sign rental agreement or else you could find yourself in same situation as me!!0 -

Agreed, don't you have to produce the signed tenancy agreement when you put in the claim? Not really sure how you could get the HB without it!
A tenancy is created by actions, not paperwork. HB always ask for evidence of rental liability for a claim, but that needn't be a tenancy agreement. It's just usually the easiest way.0 -
