Making an offer tomorrow....

and I was wondering, if our offer is accepted, am I able to ask (and except them to comply) for the agents not to show anyone else around? Is that possible or does it only work on C4s Location programme?

    obviously it dpends on what your offer is in relation to the asking price. ie if it was a cheeky one, then maybe a no-no at the mo - but if its offered them why not

    on any offer that is accepted those terms should be stipulated. If i get an offer accepted it is on the condition that a sold sign goes up, it is taken off any advertising and they don't show anyone else around etc etc.

    If the offer is not accepted then they are quite within their rights to keep it on. They are quite within their rights to keep it on if your offer is accepted but i wouldnt ever proceed with a property if the vendors wanted to do this. Sometimes they say that they will keep it on until a survey has been done but i wouldn't proceed under this clause either.
  • Try and word it that it is a condition of your offer that its taken off market as you dont want to spend money until you know its yours.

    Estate Agents hate having to continue marketing a home as its more work for them so they would be on your side.

  • our offer was rejected as we've not had an offer accepted on our property yet, so the vendors on the house we love said no. They only want offers from people who've got an offer secured.

    Bit of a bummer, but I do understand and would probably do the same in their shoes.

    It's not really the done thing to offer before you have an offer yourself and nigh on impossible to get the house taken off the market even if they like the offer. :o

    You know what to do now - get that house sold!

    Yeah, it was a bit of a long shot, but we've learned our lesson. The feedback on our house has been good, well presented, nicely kept etc, but the problem is that it is too small. I do think it is on at the right price, it is just a rather small house - cannot do anything about it!

    Too small is the short version of saying 'it's too small compared to everything else we're looking at'. It's the other way of saying it's too expensive :o

    Check the room sizes of your competition on rightmove - be a bit cheeky and go for a couple of viewings even...
