How Long Do Solicitors Searches Take?

I'm currently purchasing a property. I've signed the mortgage offer & paid 10% deposit to my solicitor. I was hoping to move into the property next week (31st Oct). I've just spoken to my solicitor and they've advised me that they are still waiting for the title plan for the property from the seller's solictior.

Does anyone know how long it'll take for the searches to be completed? I am hoping to move next week but I'm thinking at this stage I am being a bit too hopeful.

    searches take 5 working days in my council....your council website usually display the lead time on searches, or you can ring and the will tell you.
    good luck, we are hopefully hoping, wishing, fingers crossing to complete end of month too.....everything ready to go-except buyers mortgage offer....wishful thinking?

    Local authoritoes vary hugely in terms of their response time to searches. From a few days to several weeks. Phone the LA and ask?
    Then there are the other searches/enquiries of course.
    A major delay can be responses from management companies of leasehold flats.

    If they are getting the Title Plan from the seller rather than from the Land Registry this implies it is unregistered property which adds a bit of extra work.
  • The efficiency or otherwise of the solicitor can also be a factor.

    I'm currently purchasing a property. I've signed the mortgage offer & paid 10% deposit to my solicitor why would you have paid anything yet, if your conveyancer (unlikely an actual solicitor) has not even had a plan of the property you are buying. That is the first thing a seller sends, you pay a deposit only when the lawyer has sent you a bound written report on everything and you have read through it and then you sign the accompanying contract and organised to send the conveyancer a 10% deposit . I was hoping to move into the property next week (31st Oct). I've just spoken to my solicitor and they've advised me that they are still waiting for the title plan for the property from the seller's solictior.

    Does anyone know how long it'll take for the searches the 4 you get (make sure you do) is an official Local Authority carried out by the Local Authority (some naughty solicitors charge you more for having a third party send the search off, or less if they use a risky agent to do the search) , con29dw drainage and water, enviro search and chancel search . The longest is the Local Search which is typically 2 weeks depending on the Council. WE find Nottingham to be very fast. to be completed? I am hoping to move next week but I'm thinking at this stage I am being a bit too hopeful.

  • It depends also if the solicitor is using a private search company to carry them out. I kept getting told by my solicitors that they were waiting on searches and when I rang the council they said their turn-around time was 3-5 working days. I waited 3 weeks! Turned out they were using a company to do them, so you might want to ask about that. Local authority/water searches etc are different to the title plan. Your solicitor should be organising the searches while yes, the vendor's solicitor is responsible for sending the title plan.
  • Thanks all for the responses. I am still waiting for the seller's solicitor to send the title plan to my solicitor. So hopefully it won't take too much longer but I highly doubt that I will be moved in by 31st Oct.

    I doubt it too.

    Especially as I assume this is an unregistered property.
