Offering Under on a OIEO property

Many properties seem to be appearing on the market with the price stating 'Offers In Excess Of'.
Just wandered if anyone has made offers below the OIEO price or if anyone has been successful in having their lower offer accepted?

  • I have been looking at a property on with an OIEO tagged to it, however I will be offering substancially less than this as it is what I feel it is worth. If you like the house, offer what you feel for it! I guess the buyer will just take what they need to not end up in negative equity!

    Hi, I think the OIEO is a load of rubbish , dreamt up by the estate agents to try to keep prices up, i have viewed several with this tag and when i say that i dont think they are worth the money thy always say "we'll the vendors are open to offers".

    So i would take it as the asking price and offer accordingly.

  • Well the house I am buying at the moment was on for Offers in excess of 160k and they had apparently had offers over 170k but they had fallen through. I offered 153k and it was accepted.

    As far as I am concerned you should ignore the asking price, decide what you think the house is worth and offer a little bit under to allow some room for negotiation. As long as neither party are completely deluded about the value of the house then it should go for close to what similar properties are going for in the area so use that as a guide.

    they will say "yes" or "no". Either way you wont know until you ask. Some vendors have pie in the sky aspirations; good luck to them. Others are more realistic. Just offer what you think it is worth to you.
