I was going to pop round when he gets in, and tell him the same as I've told you really. Just that it would appear, from the information I have, that it is a joint responsibility. Then I'll ask him to check his details, and let me know if it says different. That way I put the ball in his court, without telling him it's half his. That way he can check it out and find out for himself. :cool:

The old property I lived in was built in the early 1900's and the deeds stated front, left and rear boundaries were mine.
However to the left was a new build and within 24 hours the owner had dug out his deeds to show me that was his boundary (opposite to what my deeds said, he was that sort of person we were to find out later).
My other neighbour (on the right, not my boundary), insisted that in his deeds that boundary was mine, sepecially when the fence blew down.
In the time I was there I replaced and maintained most of the boundaries, putting up exactly what type of fencing that I wanted, nice side to me, all by agreement with the neighbours.
Moral of the story, sort it out in a friendly way and all should be well (unless you have awful neighbours.
As far as your comment about people figuring out where you live, i was bought up not a million miles from where I think you are and my mum used to do an insurance round in the estate just south for the West Brom BS.
But dont worry, im about 150 miles further south now so not likely to be popping in for a stew. LOL.0 -

That's right. But it's traditional (and a bit logical?) that where a post supported fence forms the boundary .. you place it so the rails / panels form the boundary edge, and the post is inside. Otherwise you 'lose' access to the 4" strip of land (:rolleyes: ) occupied by the line of posts - and you equally cause yourself problems maintaining the posts? And on some modern gardens that 4" strip .. is a significant percentage!
More seriously - whose boundary is it to maintain - can only normally be resolved by the Deeds.If you want to test the depth of the water .........don't use both feet !0 -
i WOULD BE INCLINED TO TAKE YOUR COPY DEEDS THAT YOU HAVE, ROUND TO YOUR NEIGHBOUR AND SEE IF HE AGREES THAT IT LOOKS LIKE ALL BOUNDARIES AND FENCES ARE SHARED, AND THEREFORE SUGGEST YOU GO HALVES ON THE REPAIR / REPLACEMENT.
iF HE CAN SHOW YOU THAT THE FENCE BELONGS TO EITHER OF YOU, YOU WILL HAVE YOUR ANSWER.

My fence is still down from the wind, not sure whos fence is it but I know one thing and that is the neighbour is in one of then mobilty scooters so I cant see him doing it. We will do it when we have time !!:eek: Karen xx:eek:

I heard a while ago that the fence should have the posts on the side of the property that the fence is responsible for - but not sure where that can be confirmed/checkedDebt free, except mortgage since 2021
