    I work in the construction industry and would strongly agree with Boohbah.

    Get a survey done, and if it points the finger at the flats next door, start suing for damages.....the architect, the builder.....everyone!.

    In my opinion a clear gap should be left (min 50mm) AND the ground level between should be 150mm below your dpc AND it sould be well ventilated (i.e airbricks if closed off at front and rear).

    Did you mean 50mm between my house and the flats as in 5 cm??
    If so there definately isn't, i wouldn't even say that there was 2cm, you can not see a gap at all, it just looks like the houses are joined together, i mean there may well be but they could have filled it in with morter or something but apart from that i'm baffled.
    I'm going to get a surveyor to have a look for me because i can't paint or anything until this is sorted.

    yep....i would expect at least 50mm (5cm). Otherwise there is no way to ensure your dpc is not compromised.

    The surveyor should be able to confirm everything thats been said in this thread, and the freeholder of the flats should be picking up the tab for your remedial works.
