  • I'd probably start at £89,000 based on the information in this thread....but I'm amazed at how cheap prices are in that area, it would be £400k+ in my area easily.

    right if houses with a garage or space for a garage are selling cheaper then so will this one .
    Most off what they have done is cosmetic .Whoever buys will be getting secondhand kitchen ,bathroon ,carpets ect .Dont buy just because it has a nice cosmetic finish .Tell the EA prices are at 2004 level and start there .

    If you are buying in Stoke-on-Trent within a couple of miles from the city centre you can buy houses very cheaply indeed. In fact it is very easy to buy a terrace in Hanley or Stoke for as low as £40k. Mainly because average wages in Stoke itself are very low compared to the national average.

    Honestly don't feel bad about placing a more realistic offer, even if it seems low.

    insult the EA and the seller ? Why is making an offer insulting anyone ? If you make a lower offer you can always increase it but you can't really go back to them with a lower offer. It is a business transaction, you should investigate the sold prices for similar property and then decide how much this house is worth to you. If you are happy to buy at £122000 then offer that price but remember that if you are getting a mortgage the valuation could be lower.

    The last time I moved house was 6 years ago so silly money time but what is the etiquette now if this is the case e.g. OP puts in an offer but survey comes back lower than his offer?

    Is it better to put in an offer than is bound to be lower than the valuation or try to retract it later if the valuation is lower than the offer price?
