    Oh, and just one more comment - if you don't know how to handle the eviction process yourself - give these people a call http://www.landlordaction.co.uk/. I have not used them myself but they have been recommended in other professional landlord forums. Still, your agent should be (should have been) doing all this for you if you pay them for a full management service!!!!! Sooner you get a grip on the situation the better!!!

    Actually many agents won't do this. It's very common for them to include a clause that washes their hands from any eviction, leaving it to the landlord alone.

    if you cannot afford landlordaction - as linked above - which is Paul Shamplina - then join national landlords association, and they will provide all the paperwork you require and their legal help line will talk you through how to fill in the forms for eviction over the phone - it will be the best £100 you will ever spend - as they will tell you how not to break the law, which seems fairly complex if you are a new landlord
