Guaranteed Rent for landlords

I have come across a letting agency who offer guaranteed rent to landlords even when the property is empty. On their website they state that there is a one off setup fee and a small annual renewal fee. It sounds too good to be true! Are there any pitfalls I need to look out for?

  • There are bound to be many pitfalls. Commission and numerous repairs that they need professionals to complete.

    I could be wrong but usually, if it sounds too good to be true, it is too good to be true.

    I have used a company that does this. They are very reputable. The problem with it is, they give you a rental well below which you could get otherwise.

    Sometimes these can be good, but they cost more than normal estate agents, ring around and get best quotes.

    They're not doing it out of the kindness of their hearts. If they offer this, they think they can make money out of it. Perhaps the guaranteed income to you will be significantly less than the rent they charge to the punters.
