  • Thanks dippy, that makes sense. That way it wouldn't go on the deeds until after completion so the vendor would never know that ROW was in hand, so I'd be able to get a keen price as I can only visit my house by helicopter :rotfl:

    The only contender might be the farmer who owns the land behind who could make a new access through to it

    Or someone else could pay the farmer to agree an access via his land ...
  • I had thought about that, but they'll need quite a long roadway put in and he's so tight he squeeks when he walks, so he'll want about 50k or something crazy like that which makes it a non-starter for a 120k property.

    Is a right of way established after a number of years? Access has been allowed for over 20 years here.

    I tend to agree with this viewpoint, a ROW has been well established.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

(Tyllwyd - don't make it sound so terrible, surely it's not much different to offering a few hundred quid less for a car without an MOT, even though you're a mechanic and know it's in perfect nick? After all, this is a "Money Saving" forum, not a "how do I pay top price for something" forum) ...

    Sorry if my post sounded harsh - but I didn't twist the facts, I just presented them from a different viewpoint and you should be prepared that the vendor might see it that way and it will prejudice them against you.

    Also, don't you think they will be a bit suspicious - if you go to them trying to ask for money off because there is no access, they will know that you wouldn't be considering the house unless you thought that there would be access in the future.

    I think you would be better off approaching them in the normal way, negotiating hard on the price but reminding them that you can move quickly and you have a good relationship with the neighbour so you are confident that you can get the access issue resolved smoothly so that the sale can go through asap.
