Surveyors report missed major fault.

We bought our first home in April and had a full surveyors report.

We have just been informed from a trusted builder that there is quite extensive damage to the roof. The Eve's (if thats how you spell it) are all rotten. The pointing in the corner of the roof has eroded significantly and this causes a leek in one of the bedrooms and the guttering is rotten and damaged. (the damage has been there for some time as it's been fine whehter since moving in and only become apparent through the leak in the bedroom due to the rain)

Is this something that the report should have picked up? I have been informed of the report misses something there is the possibility that the costs can be recovered from the surveyor but this is new terrotory for me so any advice would be much appreciated.
I get what i want. That isn't because i'm a brat or spoilt. It's because i'm determined, i work hard for it and i achieve my goals!

    It depends on what report you commissioned.

    Surveyors do normally do quite a detailed check of the roof.

    Look back at the report - full structural , etc etc

    Also, if this is posing a problem and you need to make a claim, your insurance company may be abel to advise in conjunction/inline with any claim.

    If you can, give us some more background details. I am not sure if the 6/7 month time line has any effect to how you move forward. Perhaps someone else can shed light on this.

    So you paid several thousand pounds for a "full surveyors report" or just a few hundred for a HomeBuyers survey ? The difference matters...
