Hi all,
Just wanted to make a point on this website. As we all know a house sale in general can take many weeks to complete. In which time the prices can be totally unrepresentable especially as we have been in a rising market for a while. the tool is great to do comparisons but they can be extremely inaccurate. A number of mine are on there which are actually the wrong selling price!!!!!
A house sale that has a nov 2006 completion date may have actually been bought and offered on a year previously, meaning that the price is only a reflection of a year ago and more as the sites are only updated quarterly if im right?
I love to use the tool but a better measure is what people can get for their money at the present. The sold stc houses on places like rightmove can be months and months old also.
Have an eye on them but don't rely on the past sold prices.

The price quoted is the amount paid for the house on the date stated.
